Selling your home in Rockhampton – What most sellers DON’T do!

So you have made the decision to sell! What’s next? Are you a savvy seller? Read on to see my tips that most sellers aren’t doing before putting their home on the market!

Tip 1: Research your market

This can mean a few things – Is it the right time to sell? – What are other homes similar to mine selling for in my immediate area? How many properties have sold in my area within the last 6 months?

Tip 2: Prepare your home for sale

Ok so you have done your homework, you have an understanding of current house prices in your area. Next is preparing the home for sale. Now is the time to have done all of those little jobs that you have been putting off – Like; repairing the chips in the wall, painted the flaking bathroom ceiling, cleaning the windows in and out, repainting the front fence, any maintenance jobs that you know needs attention. Trust me buyers will see them.

Tip 3: Declutter and style to add value!

We all know that showing your home in its best possible light is almost always going to get you the best price. Decluttering and cleaning the home is a must. Not only does it make the rooms and the home feel spacious, but it also tells buyers that the home is well maintained and there are no hidden surprises. Put away all of the personal mementos and keep the family photographs to a minimum. This includes the yard, have you trimmed the plants, mowed the lawns and removed any weeds?

You might even consider a stylist. Stylists can consult with the furniture you already own and with their own accessories and furniture – ultimately giving the home a facelift.

Tip 4: Have a Building & Pest Report ready

So the house is clean and presented ready for sale, one last thing you may want to consider – Have you had a Building and Pest report conducted on the property? Building and Pest Inspectors can give you an insight into your property and any potential issues that may arise in the selling process. This way you can have the problem fixed or price the property accordingly. This can stop a potential contract from falling over and ultimately getting you the highest price!
