July 2026 Regional Queensland Property Market Update: Steady Growth Continues

Regional Queensland’s property market continued to show resilience in June 2026, with the median house price reaching approximately $850,000 — a 10.9% gain over the past 12 months and a remarkable 118% increase over the past decade. That decade-long growth represents an additional $460,000 in median value, a figure that speaks to the sustained structural shift in demand for regional Queensland property.

Units have performed even more strongly over the long term. The regional Queensland median unit price sits at approximately $820,000 as of June 2026, up 9.3% annually and 133% over ten years. For investors and owner-occupiers alike, both asset classes have delivered consistent compound growth well above many capital city benchmarks.

Rental conditions remain firm across the region. The median weekly rent for houses stands at $690, up 6.2% year-on-year, while units are tracking at $650 per week, up 8.3% annually. Over the past decade, house rents have risen 92% and unit rents 110%, reflecting persistent demand and constrained rental supply that continues to support investor returns.

New listing volumes in Regional QLD rose 17.1% month-on-month in June 2026, reaching 3,826 properties — up 22.3% compared to June 2025. While increased supply gives buyers more choice, sustained buyer demand has kept the market balanced rather than tipping toward oversupply.

Sales activity over the 12 months to April 2026 shows the $500,000 to $750,000 price bracket remains the most active segment for houses, with nearly 16,000 transactions recorded. This concentration in the mid-market reflects where affordability and demand intersect most strongly across the region — a dynamic particularly relevant to markets like Rockhampton and Central Queensland, where values continue to sit below the broader regional Queensland median.

Nationally, regional Australia recorded an $790,000 median house price with 11.2% annual growth, placing Regional Queensland’s $850,000 median above the national regional average. Regional Western Australia led all states on growth at 16%, followed by Regional South Australia at 14.2%, with Regional Queensland’s 10.9% representing solid mid-table performance among regional markets.
